Those figures sit apart from repair or replacement costs, because the survey tells us what the real scope is.

    A sensible decision route looks like this:

    • Confirm where the water is backing up, and whether the problem is in the pipework or the soakaway.
    • Separate a repairable defect, such as a blocked or damaged connection, from failed infiltration in the ground.
    • Check whether the existing location and capacity still make sense for the property.
    • Price the right scope, whether that means repair, relining, excavation or a new soakaway.

    Two sites can both have standing water near a building. One might need a damaged inflow pipe repaired, while the other might need a new soakaway in a different place with hard surface reinstatement afterward. Comparing those two as repair versus replacement hides the real cost drivers.

    Investigation costs

    Investigation cost buys evidence. In sale-linked, insurance or landlord cases, a verbal opinion rarely carries the same weight as a CCTV drain survey with images, video and a written finding. We use that evidence to separate pipe condition from soakaway capacity, so the next spend goes in the right place.

    Pre-purchase work costs more than a basic look because the report needs to answer a different question. A buyer, solicitor, insurer or facilities manager needs a defensible record, not a vague note saying that water is present.

    Repair costs

    Repair costs depend on what has failed. Drain relining is listed at £100 to £250 per metre, with typical full run relining listed at £1,500 to £4,000. Relining can deal with certain pipe defects, but it does not restore ground that has stopped accepting water.

    Excavation and drain replacement is listed at £1,000 to £5,000+. That category may apply where a pipe or local section needs exposing and replacing. The key point is simple: repairing the route into the soakaway only works if the soakaway still has somewhere to send the water.

    A new soakaway is listed at £1,500 to £4,000 as a United Kingdom market range. That is not a fixed Reading price, and it is not a promise that every site will sit inside the range. Access, depth, machinery, buried services and the new location can change the work.

    Reinstating a driveway or patio is excluded from the listed excavation prices, and that can be a real issue for commercial hardstanding as well.     Evidence and responsibility

    Evidence matters most when the soakaway problem affects money, a property sale, insurance, a tenancy or business continuity. In those situations, the decision needs to show why repair is enough, or why replacement is justified.

    Approved Document H: Drainage and waste disposal supports the Building Regulations 2010 and sets out the practical order for rainwater drainage in England. Surface water drainage should go to a soakaway or other infiltration system where practicable, then to a watercourse where relevant consent may be needed, and to a sewer only where other outlets are not practicable. That hierarchy is why rainwater discharge to a sewer should not be treated as a simple workaround.

    Approved Document H section H3: Rainwater drainage also affects location. It says infiltration devices should not be built within 5 metres of a building or road, in unstable land, where the water table reaches the bottom of the device at any time of year, where ground soakage capacity would be exceeded, or where contaminated runoff could pollute groundwater. A like-for-like replacement can fail that test even when the old soakaway has been there for years.

    Capacity needs evidence too. A percolation test checks how well the ground accepts water, and larger designs may refer to British Standard European Norm 752-4, written as BS EN 752-4, or Building Research Establishment Digest 365 Soakaway design. We do not need to turn that into a technical lecture for you, but we do need to know whether the ground and the proposed size can do the job.

    Sustainable drainage systems, shortened to SuDS, add another responsibility point. The Department for Environment, Food and Rural Affairs says maintenance for SuDS features serving a single property remains with the property owner unless another suitable body adopts the feature. For systems serving more than one property, a suitable body needs to adopt and maintain the SuDS features.

Your position is stronger when the survey findings, the repair viability and the replacement case all point in the same direction. That matters for cost control, but it also matters when someone else asks why the decision was made.

    The point to prioritise is proof of cause before choice of fix, because that is where a contained repair stays contained and a necessary replacement becomes a justified cost.

    Can a CCTV drain survey show whether a soakaway needs replacing?

    A CCTV drain survey can show the condition of the connected pipework and whether there are blockages, cracks or collapsed sections. It cannot prove ground infiltration capacity on its own, so we may need further evidence where the question is whether the soakaway still disperses water.

    Can rainwater go into a sewer if the soakaway will not work?

    Approved Document H puts sewer discharge after infiltration and watercourse options where those other routes are not practicable. That means sewer connection is a controlled decision, not a shortcut.

    Who is responsible for a soakaway on private land?

    For a single property, responsibility usually sits with the property owner unless another body has adopted the drainage feature. Shared surface water drainage can be different, especially where sustainable drainage systems serve more than one property.

    Will insurance cover a failed soakaway?

    Insurance cover depends on the policy wording, the cause of the damage, the evidence available and the insurer’s process. A clear survey record and written findings give the insurer something concrete to assess.

    Does drain relining fix a failed soakaway?

    Drain relining can repair suitable connected pipework, but it does not restore failed ground infiltration. If the soakaway itself has lost capacity, pipe repair alone will not deal with the main fault.
